As with any mystery shop - The assessment will begin from the minute the leasing agent takes our call.

 

  • Assessment of phone etiquette/professional attitude of site staff

  • Evaluation of staff’s ability to identify “affordable housing” restrictions


Our experienced staff will then complete a thorough evaluation of leasing staff during the
in-person application process.

 

  • Analyze staff interactions/teamwork

  • Evaluate customer service

  • Assess sales techniques

  • Verify proper fair housing practices and/or identify possible violations

  • Site tour to observe physical surroundings, “curb appeal” of property 


But unlike other mystery shops, we will go one step further!  Our compliance evaluation will also include the following:

 

  • Evaluate site staff on knowledge of IRS Section 42/HUD programs

  • Assess IRS Section 42 compliance by completing initial application process

  • Observe whether proper protocols regarding collection of proof of identification, income/assets and credit checks are being used.

  • Evaluate integrity of staff/potential fraudulent activities/”steering” practices

  • Verify that site staff is following all company compliance procedures/policies.

 


And our staff will complete a follow-up:

 

  • Verify that staff gathers contact information for potential follow-up

  • Assess timeliness and content of follow-up communication
